About the Project

This project marks the very first addition to The Carl portfolio, and it's the property that started it all. Long before The Carl became a recognized name for off-campus student housing near USD, Riley St. was where we first put the concept into practice: fully furnished homes, smart home technology, high-speed fiber internet, and shared amenities like a rooftop deck and community lounge all designed to give USD students a stress-free, elevated living experience that didn't exist in the neighborhood before.

The impact went beyond the property itself. Riley St. proved there was real demand for a better standard of student housing in the area, and once other investors and developers took notice of what it did to rents and demand in the immediate market, it helped kick off a wave of major investment nearby. What started as a single project became a catalyst reshaping how the neighborhood around USD was perceived, and setting the stage for The Carl to grow into the multi-property portfolio it is today.
